There have been some recent inquires about flood insurance and whether your lot is in the "Special Flood Hazard Area (SFHA)" or within the "100 year flood plain."  The following is some information about this for Pelican Point Subdivision:

  • You can go to https://msc.fema.gov and type in your address.  From there you can view a flood map of our area (Panel 120 of 250, Map# 22005C0120E, Effective August 16, 2007).  This WILL NOT take you directly to your lot, but you can view the map of the subdivision and see if you might be in the SFHA.  You should be able to call your insurance agent to see if you are in the Special Flood Hazard Area.  Note:  The SFHA is Zone A (shaded) on this map.  Zone X is outside of the 100 year flood plain.
  • In 2012 Congress changed the rules for establishing premiums for flood insurance across the US.  The rate have gone up considerably.  For example, if you are in the SFHA, then your premiums could be $1,500 per year or higher.
  • In 2009 the HOA initiated a process to remove most lots in Pelican Point from the SFHA using the LOMA (Letter of Map Amendment) process.  This process required the homeowner to have a survey to see if their property is above the Base Flood Elevation (BFE), which is 10.0 feet at the Lowest Adjacent Grade (LAG).  Then the HOA submitted a LOMA request to FEMA and 99% of those submitted were approved.
  • We will do this again if the homeowner will provide us with a survey showing your LAG is 10.0 feet or higher.  Please contact Angie or Julia about using this process.

Attention Home/ Property Owners:
There are 172 home/property owners that red tip photinias planted near electrical boxes, water/sewer lines, or telephone/cable boxes. These shrubs can grow quite large & have extremely aggressive root systems. The developer originally planted these, and we are asking everyone to PLEASE REMOVE THESE!
Before attempting to dig up red tip photinias or plant new shrubs, you must contact the utility companies and they will come out and mark their lines. Replacement shrubs should be planted a safe distance from any utility boxes.

Should these roots cause damage to utility boxes or cause service interruption, you, as the Home/Property Owner, could be liable. Thank you for your attention & please encourage your friends/neighbors to remove these also!



 
The Pelican Point Golf Community is located about 30 miles south of Baton Rouge, Louisiana, adjacent to a part of the Mississippi River that resembles a Pelican.

The Pelican Point Golf Community Homeowners Association (PPGC-HOA) is a non-profit corporation with
By-Laws and Articles of Incorporation that govern the organization. Additionally the restrictions for each filing within Pelican Point GC serve as guiding documents for our residents.

The organization has currently a 16 member board and four officers who are charged with managing the corporation. There are two sister organizations,
The Greens at Pelican Point and The Townhouses at Pelican Point, whose residents belong to PPGC-HOA in addition to their own homeowners organization. Both of these organizations have representation on the PPGC-HOA board. Our board members serve without pay and are elected to three year terms at the annual meeting that is held in August.
